5 Warning Signs Your Jenks Roof Won't Survive This Storm Season

If you've lived in Jenks for more than a spring or two, you know the drill. The sky turns that weird shade of green, your phone starts buzzing with weather alerts, and you're suddenly very interested in whether your roof is up to the job.

The honest truth? A lot of the roofs we inspect in Jenks and south Tulsa aren't ready for what Oklahoma throws at them. Not because homeowners are careless, but because most roof problems hide in plain sight until a storm forces the issue.

Here are five warning signs we look for — and you can spot most of them from the ground with a cup of coffee in hand.

1. Shingles that look like they've been to a bad barber

Curled edges. Missing corners. Bald spots where the granules have washed off into your gutters. These are all signs your shingles are past their prime. Granule loss is especially sneaky because it looks like your gutters are full of dark sand. If you're seeing that, your shingles are losing the UV protection that keeps them from baking in the Oklahoma sun.

Once shingles start curling, water finds its way underneath during wind-driven rain. And we get a lot of wind-driven rain.

2. Nail pops and exposed fasteners

Walk around your house and look up at the roof plane. See any little raised bumps under the shingles? Those are nail pops — fasteners that have worked their way back out of the decking over time. Each one is a tiny hole for water to find.

On older roofs, nail pops are one of the most common leak sources we find. They're also one of the easiest things to fix if you catch them early.

3. Stains on your ceiling or in your attic

Any brown, yellow, or rust-colored ring on an upstairs ceiling is a red flag. So is a musty smell in the attic, or insulation that looks matted down in one spot. By the time you can see a stain downstairs, water has already been making itself at home in your attic for a while.

Pop your head into the attic with a flashlight on a sunny day. If you can see any daylight coming through the roof deck, call us immediately — that's a direct path for rain.

4. Sagging in the roofline

Stand across the street from your house and look at the ridge (the top line of the roof). It should be arrow-straight. Any dip, wave, or sag is telling you something structural is going on underneath — usually water damage to the decking, or rafters that are failing.

A sagging roofline is never something to ignore. It rarely gets better on its own, and it rarely gets cheaper to fix the longer you wait.

5. Your roof is over 15 years old and has never been inspected

A standard 3-tab asphalt shingle roof in Oklahoma typically lasts 15 to 20 years — and that's being generous with our weather. Architectural shingles can push 25 to 30 years, but only if they've been maintained and haven't taken a serious hail hit.

If you bought your house more than a few years ago and have no idea how old the roof is, that alone is reason enough for a free inspection. A lot of Jenks homes have roofs from the big 2010s hailstorm replacement boom, which means they're aging into "watch closely" territory right now.

What to do before the next storm

None of this is meant to scare you. Most roofs in our area are in decent shape, and most problems we find are fixable without a full replacement — if you catch them early. What turns a $400 repair into a $12,000 replacement is usually just time.
